Property Project Manager (m/f/d)

Volvo Group Real Estate is an integrated function within the Volvo Group, with strategic and operational responsibility for the Group’s properties and real estate assets as well as for facility management. We are responsible for the entire property lifecycle, from acquisition to divestment. We optimize the use and value of the Volvo Group's facilities, owned and leased. We act as a center of expertise, generating economies of skills and scale in the real estate area. We are approximately 350 employees supporting Volvo Group in 60 countries worldwide. Our property footprint consists of some 1000 sites, both leased and owned. We manage all types of properties: dealers, workshops, offices, warehouses, production facilities and more.

Retail Europe and Africa Division is one of five divisions within Volvo Group Real Estate and has primary responsibility for maintaining, managing and developing the group’s dealership and workshop network. Germany is one of six countries forming Region West, which, alongside Regions East, North and South look after a divisional total of approximately 400 properties in 35 countries. This role based at our German HQ in Ismaning, reports to Director Real Estate, Region West and has responsibility for three facilities team members based in the same location. The whole team exists to ensure the built environment is the best it can be for our retail business colleagues to flourish and drive our business; you will take a leading role in developing relationships and delivering projects to underpin this.
Your main focus within this role is to support our business colleagues to deliver property and premises solutions to match their needs. Primarily working on delivering capital projects (including new acquisitions/developments), divestments, facility management and other maintenance, leasehold and transactional property activity will also feature. As well internal relationships, you will be responsible for coordinating and managing external relationships with a range of suppliers. Maintenance and advanced engineering/construction projects will be your responsibility to deliver to quality, cost and feature targets. You will define, agree, communicate and execute property strategies and targets for the group, ensuring that legislative requirements are fulfilled. Paramount within this role is the requirement to develop effective working relationships with your primary internal customers and colleagues in order to uphold the reputation and vision of Volvo Group Real Estate and for our colleagues in Germany to feel supported by the function.
To be successful in this position you will have an abundance of energy, drive and passion to develop relationships and to understand and deliver customer requirements. Your technical property and construction project management skills will be first class and you will have demonstrable experience in leading projects from conception and planning to final delivery and occupation. Beyond construction and project management, you will have wider cross discipline property experience and a sound working knowledge of the German property legal framework. You will have had previous roles with responsibility for facilities management as well as experience of leading landlord and tenant discussions and contractual negotiations including development agreements and leasehold and freehold acquisitions. You will be emotionally intelligent, an expert communicator and have a fundamental commitment to progression and innovation within your profession. As well as motivating people around you to always do their best, you will need to be flexible, well organized and possess an inclusive management style to match our culture and aspirations.
Your main focus will be to
  • Define, agree, communicate and execute projects and Real Estate targets for the group
  • Contribute positively to VGRE’s activities within your region, in line with the Volvo Group Real Estate and Division Strategy
  • Deploy all possible real estate solutions in a collaborative, structured, timely and efficient way, strongly integrated with the receivers
  • ​Drive excellence in execution and space optimization for all our key receivers
  • Support the Director Real Estate in the advancement of Volvo Group Real Estate’s Target Image
Required knowledge/experience
We are searching for a person with proven experience of managerial positions within the Real Estate arena. Sector experience would be a bonus, but not a pre-requisite as your professional skill set and progressive attitude are the most important features.
To be successful in this position we want you to have the following fundamental qualifications/skills:
  • Bachelor of Science level education with subsequent construction project management or relevant built environment professional qualifications.
  • 10 years’ experience in the Real Estate arena, the majority of which gained in Germany
  • Passion for building business relationships, customer delivery and continuous improvement mindset
  • Excellent communication skills in German and English, both spoken and written
  • An ability to think strategically as well as deliver on an operational level.
